Construction starts on R2bn mixed-use development in Green Point

Construction work has started on The Granger, a R2-billion mixed-use development adjacent to the DHL Stadium in Green Point, Cape Town.

Situated between the city’s central business district (CBD) and the Atlantic seaboard, the project occupies one of the last major undeveloped sites in this popular area.

The development, supported by the City of Cape Town, is a joint venture between the Devmark Property Group, headed by executive chairperson Hein Ehlers, and the Feenstra Group, led by group CEO Pieter Feenstra.

The Granger will be a mix of hospitality, retail and office space.

Planned components include an international hotel group with 190 rooms, 200 apartments, 3 000 m2 of retail space and 14 000 m2 of P-grade office space.

P-grade office space is the highest quality, top-tier modern office space, considered a notch above A-grade.

Construction on The Granger is expected to continue through 2027, with completion targeted for early 2028.

“This is an exciting project that will transform this part of the city into a vibrant, connected precinct,” says City of Cape Town Economic Growth MMC James Vos.

“My department worked hard to facilitate this transaction because it’s exactly the kind of development that brings Cape Town’s economic strategy to life, one that creates jobs, attracts investment and supports small businesses.”

“Delivering a mixed-use development of this scale is rare and represents a significant milestone in South Africa,” notes Feenstra.

“Its accessibility, high visibility and convenient location make it ideally positioned to attract tenants and visitors, while maximising the project’s overall impact.”

“We’re excited to have concluded a funding transaction with Rand Merchant Bank for this landmark project,” adds Ehlers.

The DHL Stadium currently attracts around 1.2-million visitors a year as it hosts major sporting events, concerts and conferences.

With The Granger located next door, developers anticipate that the project will act as an extension of the area’s existing activity, creating an integrated urban destination, rather than a standalone site.

“Our goal is for this project to complement the stadium, while also standing proudly alongside it,” says Ehlers.

“We have been intentional in our design approach, aiming to carry the energy of stadium events into a vibrant, year-round destination.”

"The stadium is already a major asset, but presently feels a bit isolated,” notes Feenstra.

"By integrating hotels, retail, and office spaces, The Granger will transform the area, boost tourism, support local businesses and provide unmatched convenience for visitors and residents.

“This combination of scale and mixed-use functionality will ultimately boost Cape Town’s profile on the global stage.”
