South African construction, project development and mining services group Concor has announced the start of groundwork on the next stage of its Conradie Park development in Cape Town. Conradie Park is a mixed-use development in the suburb of Pinelands, and this next stage is a 263-unit residential block called The Signal.

The Signal is aimed at young homeowners and buy-to-let investors and will be composed entirely of studio apartments. It will join the already completed elements of Conradie Park, namely The Pines shopping centre and four other residential blocks, Arch Rock, Castle Rock and Lion’s Head.

“In line with Concor’s innovative and sustainable construction approach, the building has been designed to be 20% to 25% lighter than a conventional structure [and] this has allowed Concor to reduce the extent of piling required for the building,” states the company. The Signal has 105 concrete piles, the emplacement of which started in May. These piles vary in diameter from 350 mm to 600 mm and were made using a concrete mix with a compressive strength of 35 MPa. The depths to which these piles were driven varied from 8 m to 10 m.

The building will be constructed with a reinforced concrete frame and post-tensioned concrete floors. Construction is expected to start in the last quarter of this year. It will have a retail level on its ground floor, with the first floor being a parking area, and above it six residential floors. It should be ready for occupation by October next year.

Construction of The Signal will also assist in training and skills development, across a range of trades and professions. There will be a strong focus on upskilling and empowering local youth.
